These Terms of Use govern your use of anibalcre.com (the “Site”), operated by The Foster Company. By using the Site you agree to these terms. If you do not agree, please do not use the Site.
1. Educational purpose only
All content on this Site — including the SBA Buyer Readiness Guide, the Ownership Readiness Check, the payment estimator, and the FAQ — is provided for general educational and informational purposes. It is not financial, tax, legal, accounting, investment, or lending advice, and it is not tailored to your circumstances. Consult an SBA lender, a Certified Development Company, a CPA, and legal counsel before acting.
2. No loan application, approval, or commitment
Nothing on this Site is a loan application, pre-qualification, approval, denial, credit decision, or commitment to lend. Results from the Ownership Readiness Check are a conversation starting point only. Final terms, eligibility, rates, fees, collateral, occupancy requirements, and structure depend on the borrower, the property, the lender, the project, and current SBA rules, all of which can change.
3. Estimates and calculators
The payment estimator produces illustrative figures based solely on the values you enter. It does not include all costs, fees, guaranty fees, insurance, taxes, or reserve requirements, and it does not reflect any lender's actual pricing or underwriting. Do not rely on it for a purchase, financing, or lease decision.
4. Your submissions
When you submit a consultation request, you agree to provide accurate information and you consent to being contacted by phone, email, or text at the contact details you provide. Message and data rates may apply; you can opt out at any time by replying to any message or emailing us. Submitting a request does not create an advisory, brokerage, agency, or lending relationship.
5. Intellectual property
The Site and its content, branding, and materials are owned by The Foster Company and protected by applicable law. You may view and share the content for your own non-commercial use. You may not copy, republish, resell, or create derivative works from it without written permission.
6. Third-party links and services
The Site links to and embeds third-party services, including scheduling and video providers. We do not control those services and are not responsible for their content, availability, or privacy practices. Your use of them is governed by their own terms.
7. Acceptable use
You agree not to misuse the Site — including attempting unauthorized access, interfering with its operation, scraping it at scale, introducing malicious code, or using it to send unsolicited communications.
8. Disclaimer and limitation of liability
The Site is provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose, and non-infringement. To the fullest extent permitted by law, The Foster Company and its personnel are not liable for any indirect, incidental, consequential, or punitive damages, or for any lost profits or business opportunities, arising from your use of the Site or reliance on its content.

10. Governing law
These terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Los Angeles County, California.
